Potential Layout

The second floor of 36 Court Square SW requires a gut remodel offering a build-to-suit opportunity for the right tenant. The number of offices, their sizes, and locations are up for negotiation. The image here is a potential layout based off the original floorplan.

The second floor is accessible via a side door off of Court Square that leads to the original wooden staircase. At the top of the stairs, a large skylight that once lighted a reception area for the offices is being restored. Original transom windows and doorframes were salvaged before the gut remodel to be re-used in the renovation.

A large room downstairs is currently being reserved as an ADA-accessible office space for the second floor tenants.

A parking lot behind the building has two (possibly three) spaces that will be allocated during lease negotiations.  

There will be all new HVAC, electrical, and plumbing throughout the building. 

For the right tenant, there is an option to build a metal balcony off the back of the building with stairs down to the parking lot and to the ground floor ADA-accessible conference room.
